In Ireland, a BER certificate is required when a home is offered for sale or rent, and for newly built properties before first occupation (subject to certain exemptions). The BER must be available to prospective buyers or tenants and included in advertising materials.
A BER is generally valid for 10 years, provided no significant changes are made to the building that would affect its energy performance (such as extensions, major insulation works or heating system changes). If major works are carried out, a new BER is recommended.
